The principals of Alignment Real Estate are Scott Beggs and Cathy Shanks. Beggs and Shanks first met in 2000 as members of the Dermody Properties investment team. Beggs was head of Acquisitions and Portfolio Management, while Shanks was head of Property Management.
Ten years after departing Dermody Properties in 2007, Shanks and Beggs formed Alignment Real Estate LLC to provide best-in-class commercial real estate investment and property management services to qualified investors. Their partnership combines the strengths of both individuals: Shanks having a strong property orientation and Beggs adept and underwriting and finance.
Immediately prior to forming ARE, Beggs spent the six years with Basin Street Properties (the last three as the Chief Financial Officer). In his capacity as CFO, Beggs managed BSP’s acquisitions, dispositions and re-financings. Total transaction volume over the three-year period exceeded $510 million.
Beggs worked with a variety of lenders including CMBS, banks and debt funds in sourcing debt capital. He also worked directly with high net worth individuals to raise all required equity capital for BSP deals. Equity raised during his tenure as CFO totaled more than $72.0 million.
Prior to joining BSP, Beggs spent seven years with Dermody Properties as Vice President of Acquisitions and Portfolio Management. In this capacity he was responsible for the overall portfolio management of Dermody Properties’ $1.9 billion joint venture with the California State Teachers Retirement System. In addition, Beggs oversaw the disposition of $200 million of asset and the acquisition of land for 18 different industrial projects totaling over 8.0 million square feet of industrial warehouse developments.
Earlier in his career Beggs spent four years with Burnham Pacific Properties (BPP: NYSE) as their Corporate Finance Manager where he led a team of five analysts in the acquisition of a 26-property portfolio of shopping centers for $947 million. In this role, Beggs oversaw the underwriting of property and portfolio acquisitions for BPP, which at the time was the largest publicly traded retail REIT in the Western United States.
Mr. Beggs was the founding President and former member of the Board of Directors of the Northern Nevada Chapter of NAIOP as well as a past member of the national Board of Directors. Beggs is also a licensed real estate sales agent in the State of Nevada. He received a Bachelor of Arts degree from the University of California, Berkeley and a Master of Business Administration from the University of Connecticut.
Cathy Shanks brings to Alignment Real Estate, LLC more than 27 years of hands-on experience in property management, healthcare asset management and leasing. Over the course of her career, she has successfully negotiated hundreds of transactions ranging from land to multi-tenanted MOB leases and acquisitions.
Cathy has been responsible for the property management and leasing of institutionally owned portfolio of commercial properties consisting of retail, office, and industrial valued at over $25M. She has extensive construction management experience and has supervised and coordinated tenant buildouts on behalf of both tenants and landlords.
Previously employed 7+ years at Renown Health Regional Medical Center, as the Director of Real Estate & Asset Management. Prior to Renown, Cathy worked for an elite group of commercial real estate companies including Prologis, Syufy Enterprises, Trammell Crow, and Dermody Properties.
Her strong diversity provides a depth of understanding that has proven invaluable in assisting clients through the nuances of real estate transactions.
